Four acres of agricultural land in Gulu District, held under customary tenure with a Certificate of Customary Ownership issued by the District Land Board.
Customary tenure covers roughly 68.6 per cent of land in Uganda and is the dominant system across the north. Boundaries are frequently unregistered, so an on-site survey by a licensed surveyor matters more here than under any other tenure. Customary land may be converted to freehold under sections 28 and 29 of the Land Act.
